Family Bathroom with shower and large bath
Downstairs
Large kitchen with ample seating and large american style fridge with ice mac
hine, large electrical range cooker, oak table
Dining/living room seats 10 comfortably - 40" TV, DVD, freesat
Snug - sofas for 5, floor cushions, book swap, 40"TV, DVD, freesat
Downstairs loo
Utility room with washing machine, tumble dryer and extra fridge/freezer
Outside:
Fenced garden with lawn and picnic benches.
7 seater hot tub with integrated ipod dock
Parking for 4 cars
Shed can store about 6 bikes, could be more but I haven't tried.
2 well behaved dogs allowed downstairs only

Two village pubs about 2 miles away, downhill mountain biking under a mile away, loads of walking routes into the mountains, Bala is 14 miles away with watersports on the lake, Snowdon is about an hour away, beaches - again about an hour.
