THE ROLE:
The maintenance team at Rosewood Stud & Rosewood Pavilion
The maintenance team is based at Rosewood Stud and consists of one full time and one part time employee, one of which will be this appointment.
The Maintenance team is responsible for the reactive maintenance of the Rosewood estate, the Marquee, and surrounding gardens of the wedding complex, the 9 holiday lodges on site that are open for holiday makers and the 2 livery yards that also reside on the stud. Whilst work will generally be carried out on the main estate, the team may also be called out to some of the business’s other sites, including a local Hotel and local rental properties.
On-site there is a fully equipped workshop, and the team will have access to the stud maintenance vehicles in order to undertake the work required on a day-to-day basis.

As a member of the maintenance staff, the operatives ultimate line manager will be the Group Manager, although day to day you may be also asked to report directly to the Heads Groundsman.
Job Purpose:
The requirement of this position is to assist in the provision of a day-to-day maintenance function, to help ensure the smooth running of the Stud’s daily operations.
Key Responsibilities:
The primary responsibility of this position is to undertake varied day-to-day related maintenance tasks. This will include, but is not limited to:
Groundwork & External Jobs – the maintenance and repair of fencing, drains, concrete slabs, paving or brick repairs, gravel laying, marquee structure repairs, stable and timber framed building repairs.
Helping to set up for weddings regarding moving of tables and chairs, and the taking down process also.
Maintenance, cleaning, and upkeep of Hot tubs on a daily basis.
Carpentry – replacement or repair of door and window fittings, repair of furniture in lodges if necessary, er****on of cupboards or shelves.
Plumbing – Repair or replacement of taps, lavatory seats and sinks and finishing as required. The clearance of blockages in toilets, gutters, down pipes, and drains. Bleeding radiators and sourcing or stopping leaks.
Decorating – preparation of floors, walls, and ceilings for painting. The application of stains, emulsions undercoats and gloss paints.
Gardening – Maintaining the stud itself to a high standard, making sure the wedding area is at all times ready for viewings. The cutting of grass, hedge trimming and cutting. Planting of bulbs and flowers.

JOB SPECIFIC TERMS & CONDITIONS:
Working Hours:
This position is for part time. Every Monday and Friday on a rotation of 7.30am until 4pm one week and 9am till 6pm the following week. And every other weekend, Saturday & Sunday – 9am till 5pm.
This arrangement includes a half hour lunch break (unpaid) and 2 x 15-minute breaks throughout the day (paid).
There may also be out of hours call outs during the evenings on the days of work.
During the month of December, the rota is likely to change to ensure fair cover between the team during the festive and new year period.
Salary:
The starting salary will reflect the experience and skills of the appointed candidate. This position attracts a salary of £11 per hour.
Holidays:
Paid holiday entitlement is pro rata on hours worked.
Holidays must be booked a month in advance and cleared with Group Manager to ensure rota systems remain and cover is sorted.
