Derwent View We are a small, quiet, 12acre livery yard. We have excellent pasture for grazing and a large barn with 8 solidly-built stables.

All fields are served by mains supply. The yard is located immediately next door to a bridle path along the River Derwent.

Welcome To Derwent View

Introduction

A warm welcome to Derwent View! My family have owned this plot of land for over 10 years, ever since my uncle purchased it from a local farmer. A skilled man (builder/welder), the original 12acre grassland was quickly developed with the addition of an area of hard-standing and subsequently a large barn (I specifically remember helping to roof the structure shortly after finishing university!) This quiet parcel of land is at the end of a short, but sparsely populated, lane. Immediately to the south-west is the River Derwent and a handy bridle path (see picture below) . Originally, the land was home to Dexter cattle, but concrete floors and stables were subsequently added and the land eventually became a simple livery setup.

Description

The land now consists of 6 separate gated grassland enclosures of varying sizes, each served by auto-filling mains water troughs. The barn encloses 8 solidly-built stables (13ft x 11ft), hay storage, machinery storage and a corral open to the largest field enclosure. One enclosure is generally used as a simple schooling area, the rest are used for general grazing/hay. The Derwent and its handy bridle path is literally a stone’s throw away, but this land is not a flood plain and has never been affected by the river! It actually holds very little surface water and has plenty of grass all year around. The land held as many as 10 horses at one stage, although we are comfortable with 5-8. We have a small yard tractor to keep on top of any jobs. There is no mains electricity to the land, although the barn does have a lighting circuit and hookup for a portable generator.
