Just a word of warning to anyone who rents a room in their own home to a lodger.
On all the sites about renting Gov.uk, Citizen's Advise and many others a lodger does not have the same rights as a tenants and if things go wrong all you have to do is give them the appropriate notice and they have to leave.
Well in actual fact no they don't !
I've just had a hell of a time with a lodger and her 14year old son.
Damage to my property was being done, I was been harassed, intimidated and was physically assaulted.
I gave them a months notice to quit.
Problem solved Noooo
She left my house leaving her son behind.
He barricaded himself into the bedroom.
She left not saying when or if she was coming back.
I bet your saying get the police, social services, she can't do that.
The police and social services were only interested to know if the boy was safe.
On speaking to them he told them he was.
His mum came back and threw fish and chips up through the window for him.
A comedy right

They told me mum will come back.
How the hell did they know that.
To all intents and purposes I had inherited a child until she did come back. Which was when.
I phoned the police and social services 3 times with them both passing me from pillar to post saying it was the others responsibility.
My last phone call with the police the person was quite aggressive and I was basically told that if I called again I would be arrested for wasting police time.
The cost of living is going up and many people are finding it hard to manage. There is a housing crisis. The government has even got it's own rent a room scheme.
You think I have a spare room that'll help bring in some extra money.
Be careful, from my experience be very careful indeed
