July 2024 was a fairly typical month in Big Bear for SFR sales... the last couple of years have been slow, but MOVING... and that's the key point... the market here at 7,000ft is still moving.

In my discussions with fellow Realtors from "down the hill", I describe the major differences between the Big Bear market and the rest of the SoCal real estate markets:

* We are almost exclusively a 2nd home market. We do have full time residents, but most of the year the Visitors outnumber the "locals".

* And we are almost entirely a Tourist Economy... there is no manufacturing here, and very limited "white collar" businesses.

* And we are in a "4 seasons" environment. That means that we get to live and work in lots of snow during the winter... and the coldness demands that our homes are built differently... our homes and businesses are built to withstand about 100 pounds/sf "snow load"... furthermore, we know how to evaluate a deck or roof or yard when it's covered with snow during a home inspection.

I can save you several trips "up and down the hill" and still pay you a referral fee. I want your referrals, either for a buyer-client or a seller-client.

And if you're not yet comfortable with the pending change on August 17, I can help with that too. I've already worked with Buyer-clients under the new rules. It may take time for everyone (clients and Realtors) to become accustomed to asking Buyers to sign the BRBC.

I can help by working with your clients who are interested in Big Bear real estate... you don't have to do anything except send me the client's contact info... I'll take it from there and work with them thru the close of Escrow... then send you the Referral check.

Are you waiting for the interest rates to drop before buying that Big Bear cabin? Consider this: If interest rates drop, then cabins will be more affordable... but with more folks buying, the law of Supply and Demand will take over and raise the purchase prices. Not effect: no change in monthly payments... see data below:

Situation Monthly
#1 $500k w/ 20% down, 7% note: $2,661

#2 If Note rate went to 6%
$500k w/ 20% down, 6% note: $2,398

#3 but if $$ increased 10%
$550k w/20% down, 6% note: $2,638

I recommend that you "pull the trigger now" to get the lower prices, then re-fi when the interest rates do come down...

Those internet sites receive (almost hourly) input from a couple different Multiple Listing Services. Regardless of which MLS a Big Bear cabin was originally listed on, I can help you since I belong to both Multiple Listing Services.

Should I put my Big Bear Rental property into an LLC?

We have lots of "down-the-hill" SoCal realtors working remotely here in Big Bear... almost none of them KNOW Big Bear. Well, the month of June 2023 was successful, but was still a bit low in unit sales. Here are several charts and graphs that depict the June 2023 cabin sales from the Big Bear MLS. Maybe the most interesting graph is the one that shows about 50% of the June sales were sold BELOW the asking price. Furthermore, when someone asks "is this a Seller's market?", I give different answers depending on which price range we're talking about... please see the table below of my rationale and answers....
