It’s very clear to everyone involved that this condo project is a bad idea. The project plans simply do not work at this project site. Burbank City council agrees with the communities concerns even suggesting to the developer to rethink his investment…

Thank you to Vice Mayor and acting Mayor @nikki_in_burbank for pointing out the retaliatory actions by the developer Butterfly Gardens LLC. The developer filled their 2nd SB35 Application 5 days before the Rancho would’ve have been protected By SB423. The 2nd application doubles in size and increases its density and scale of project. The project’s plans do not take in any consideration of the concerns brought forth by Burbanm City Council and the community’s concerns regarding safety, animal safety, how the area is a sensitive species habitat, wildlife corridor, and will affect access to Griffith Park. The developer did not include any remedies to make this project match its location and community. In contrast the developer increased the project’s size & density which multiplies all of the concerns brought forward.

Concerns about public safety for the residents, visitors, children and critters is a major concern of the community. This multi million dollar luxury condo development at 910 S. Mariposa is located on a one lane road that dead ends at our trails and Historic Mariposa Bridge is a huge safety risk. The specific location cannot support this development and will result in dangerous accidents. We are asking for SAFETY for our community.

RAP decided to table board increase requesting more information about the over budget and revenue streams of LAEC
However they approved ASM global to manage public area that we all like to use “Easter field”, even though the public commented that we do not want that.

Why did the council ignore Senator Portantino’s suggestion to seek outside council to review the communities concerns? They didn’t have to approve that night.

During two city council meetings, over a year apart; Burbank residents bring up safety concerns regarding a fence along a trail on valley heart and Mariposa. This trail is in close proximity (50ft) to the construction site of a proposed SB35 Condo project. Residents and equestrians in the city are raising concerns that with construction of a 5 story 40 unit condo development on a one lane road and cul-de-sac, this would create a huge safety concern because of riders and walkers using the trail. With increased noise and construction activity, residents are scared someone will fall through the fence a 20ft+ drop into the LA river. This land has always had horses on it. Griffith Park was a gift to the people of LA so that they could find peace being outside in nature.
🛑 Now greedy developers are trying to develop a small on acre lot feet away from our trails. In the heart of the most important intersection in the equestrian trail system.
🛑 @burbankca failed the community by not properly looking at the SB35 application and approving the application submitted ignoring errors and green lighting the developer.
🛑 A 501 (c) 3 - non profit group “Friends of The Equestrian Bridge” has sued the city to bring light to the errors in the application.
