Alert!! we have Poison Hemlock growing in the wetland area. All parts of the plant are poisonous when eaten and even dead canes remain toxic for up to three years. If you find it in your yard, always wear protective clothing (gloves, long sleeves) when handling this plant. If you suspect poisoning, call for help immediately. In both humans and animals, quick medical treatment can reverse the effects of hemlock poisoning. HOA would establish a contractor to treat the area to eliminate it in the best way possible. I just wanted to alert everybody since I've seen kids and pets walking inside the wetland area. I'll be helping to recover the wetland area into a more sustainable and better-looking wildflower meadow, it would be amazing if some other neighbors could help me with the project. Thanks!

Hunters Crest Management Change.

Hunters Crest residents,

There are currently 3 active HOA board members- myself, Michelle Velazquez, and Tony Wheelock. We would like to inform you all that as of July 31, 2019 Management Advantage (MA) will no longer be our management company. Effective 8-1-19, our new management company will be Main Street Management (MSM). We, as a board, are able to change management companies with proper notice to that company. Due to the inaction of MA, we felt it best to take action on behalf of all residents.

Soon we should all receive a welcome letter from MSM. This letter will inform everyone of this year's annual meeting date. This letter is also expected to include where unpaid dues should be sent.

Because MA sent out 2019 dues without the board's consent/budget, we are unable to change the 2019 dues amount.

PLEASE NOTE: If you already sent your 2019 dues to MA, make sure you have proof of payment in case it becomes necessary.

MSM will be seeking all documents and funds from MA.

We hope the transition between companies will be quick and smooth.

We know many of you have questions. We will do our best to answer them.

In the mean time, Tony, Michelle, and I want to thank you all for your patience. We realize there has been very little action in our neighborhood, due to the lack of response from MA. We hope to see huge improvements with MSM stepping in.

MSM has taken over other properties run by MA, so we anticipate positive changes.

Hi neighbors! Here are the notes from the July HOA Board meeting. Please message this page if you have any questions or topics for next month's meeting. Thanks

• Reviewed balance due list
o 110 accounts with outstanding balances
o Most less than $1000
o Some more than $2000
• Debt collection
o Final notice will be sent to accounts owing less than $1000
o Attorney will handle accounts that owe more than $1000
o Aggressive collection for accounts owing more than $2000
• Neighborhood is looking nicer. Fewer violations on recent drive through
• Looking into a more detailed map of subdivision property lines. First step to taking care of the tall weeds along the south side of the subdivision.
• County said speed limits cannot be lower than 25mph
• There is a broken stop sign post at ironbrand and chivalry. New stop sign but old post still there.
• 2019 budget
o August board meeting will focus on 2019 budget and dues

- 20% debt is unpaid accounts, goal to lower it to about 5%
- Attorney fees responsibility of account holder who has been
sent to collection
- Attorney is already collecting on accounts
- Community events budgeted
- Utilities, landscaping, pond maintenance
- Leftover money, profit, from 2017 is in our reserve account
- Reserve can be used for large budget items, i.e. park
renovation, etc.

Can we call the county to relocate the speed limit sign or lower the speed limit?

Residents that owe dues from past years, or the current year, need to have them paid no later than August 1st, 2018.

If you need to discuss your dues, or you hope to arrange a payment plan, please contact Management Advantage.

After August 1st, accounts with balances will be turned over to the attorney to pursue collecting those debts.

Hi residents! Our annual meeting finished up around 3:30pm. A big thank you to the 4 households that came to listen, voice their concerns, and provide their input. I know the board members, and their families, were happy to see you there!
