Hello everyone, this is just an update for our friends, customers and neighbors here at Turtle Creek and in the surrounding areas. I had a meeting with the owner of the golf course this morning and with his permission I am posting this update pertaining to The Twisted Birch.
First and foremost I was reassured that the golf course has not been sold and that there is currently no buyer for the golf course. The last wave of rumors came from the fact that he has a perspective buyer (unknown) that wanted to move forward and it involved the current owner pulling some permits. The permit process for this will take some time and it guarantees nothing. The process to develop a neighborhood is a long process in and of itself, the process to develop a neighborhood on a pre-existing golf course is substantially longer. Because of this process and everything involved, he doesn't think that we will have much progress or information until this coming June or July.
Now even if they come to terms on price, get through the city, St. Johns water management, find that any environmental issues that may arise are taken care of and the general due diligence process doesn't chase the current buyer away and they deem the deal profitable. It will still take quite some time to finalize the rest of the process with the new owner. If all of that happens then this will be a multi phase build out process that starts on the farthest reaches of the golf course working its way back towards the clubhouse and main entrance of Admiralty.
He is thinking 3 to 5 years or longer before we have to do anything, if everything stayed the same and we were just going to ride out the sale until the wheels fell off. Now thats not our style and even if any of this doesn't go as planned there are still other options that need to be looked over for the new buyer, we are interested in signing a new lease with the new property owners (which has been discussed with interest from perspective developers) we are interested in purchasing our piece of property (which has been discussed with interest from perspective developers) the parking lot and potentially the driving range too and there are lots of creative ways this can happen.
Now all that being said we did get a little more clarity and do now have the ability to do what we would like with the building, with out any red tape and we want to let you know that we are not going anywhere for quite sometime and that in the coming months we will be addressing key issues that have bothered us for quite awhile. We will be painting the building, re-doing some of the signage, renovating the bathrooms. On top of that you can expect a new menu, some new features, we have already retained Sunday Ticket for the season and more than confident in the banquets we have on the books and booking more banquets into the future.
On top of all of this information, even if all of this fails to work out in our favor, we are still contractually entitled to at least six months notice of having to leave. Giving us time to find a spot (In Rockledge), renovate and re-locate, and that is what we fully intend to do if everything goes astray.
If you take our first sports bar, JD's into consideration this will be our 22nd year owning a bar and grill in Rockledge and if you know anything about us you know big business has tried to shut us down before and we are resilient and not scared to relocate or adapt and overcome if necessary. Primarily because of our customers that became family over the years. We can not thank you guys enough for the years of continued support and we look forward to serving you for many more.
