If your chosen topography is generally level, don’t be deterred by land that might initially seem unsuitable. You’re not an expert in clearing and grading, but professionals can remove trees and vegetation quickly. Keep in mind that cutting down trees involves either hauling them away at a significant cost or relocating them within your property. Often, moving earth around is necessary. Uncovering a hidden wonderland can be both exciting and surprising!

Before buying or prepping land, learn as mush as you can about the cost of running power to your home site. Utility companies and counties often have their own set of costs and regulations. For instance, in 2023 there were legal rules changes surrounding buried power cables, specifically underneath creek-beds and other water bodies.

Before you build, be sure that you are fully capitalized and that you have a GREAT builder. Building prices in our area can range between $225 and $550 a square ft. Find a builder who does most of the work themselves. The more subs, the more problems. You'll know when you have a good builder--- when you are having a great time through the entire process.

Find house plans that match your vision online and adjust from there. There is really no reason to burn your revenue on an architect, when you can get excellent plans online at a fraction of the costs. Plus, those companies can also make general modifications fast, accurately and again --- at a fraction of the costs.

Start out simple, with your basic concept. Consider how you want to position your home with the sun and the moon. Remember, that you don't have to wake up the sun shining directly into your home. Have you house look away from the sun.
