The housing market is still a bit nuts. So if you’re in the market for a home, your best bet is to start off your housing search by getting pre-qualified for a loan.

Mark Johnson of Lynx Financial Group, LLC and our 10-minute presenter last week, gave us a short rundown on the different types of loans available.

If you’re a veteran there are some amazing options with the VA loans – as it should be. Our veterans don’t need a down payment and there are no loan limits. The USDA loans are for very specific locations and income levels and like VA loans and FHA loans, they are government insured. Conventional loans and FHA loans are what most of us will be eligible for and both require a 3-3.5% down payment.

We picked Mark’s brain about credit scores. Also, he told us about a vet he helped that closed on a $240,000 home paying only $168 at closing. 🇺🇸

Do you remember that feeling when you sat at your desk staring down at a white paper turned upside down that was to be your test in subject _____?

Well Elizabeth Lautner, realtor for Star One Realtors and our 10-minute presenter last week, gave us the opportunity to relive those days for a hot second. She handed out a list of 5 multiple choice questions all about the Real Estate Code of Ethics.

For example, did you know that realtors have the obligation to treat all parties honestly? But there’s nothing in there about fairly. We also learned about all sorts of interesting (and real!) situations that would appear to be unethical but are not actually part of the code of ethics. Like falling asleep at an open house in one of your client’s bedrooms. A little weird, yes. But not against the Real Estate Code of Ethics.

We also asked lots of questions about what to do when you’re selling your house in this crazy market. Here’s a quick run down of the answers Elizabeth provided.

Dogs – Take them out during showings or at the very least keep them in their kennel.

Staging – Still a big Yes! Definitely still stage your house for showings.

Candles – No, don’t light candles. Could be a fire hazard, scents are very personal and people might not like the scent, and buyers could start to wonder if you’re trying to cover up a scent.

Baking Cookies/Bread – Not really. Apparently, that’s kind of old school now.

Do you want to hear an inspiring story?

I do!

Brian Snyder, Sr. of Snyder's Car Care Car Care (and our 10-minute presenter this week) told us a whopper of an inspiring true story about the goodness in the world. He attended a conference last week and brought this back with him. Read on.

Imagine you’re a struggling small business owner who knows that if you can make it to the business coaching conference in Nashville, you’ll gain the tools you need to help your business thrive. Well, what if you could only afford the cost of the conference – and barely that? There’s no money left for a hotel room so you sleep in your car at night and attend the conference during the day.

Then imagine that one of the other conference goers finds out you’ve been sleeping in your car. What if the word spreads? Would you worry what they would think of you? Maybe kick you out of the conference for not being a good enough small business owner to even afford a hotel?

The word did spread. The other small business owners did care that he slept in his car because he couldn’t afford a hotel. And yes, they did something about it. They quietly passed around an envelope and filled it with money. Then they gave this gentleman $13,000 and told him to find a hotel to stay in and use the rest to take care of his family and help his business take off.

So, yes, Virginia, there are still good people out there. And good small business owners who want to help lift each other up and motivate and inspire.

If you get injured and someone else may be at fault, an attorney can help you navigate the weird world of negotiating with your insurance company. Life can be weird and Ravi Sharma, from The Sharma Law Firm and our 10-minute presenter last week, regaled us with a few of the weirder stories from his experience as a personal injury attorney (names and specific details excluded, of course).

According to Ravi Sharma, injury cases rarely go to court. The usual sequence of events after an injury claim have to do with boring things like obtaining all the bills, negotiating with insurance companies and then some more negotiating.

But at least it costs you nothing to check with an attorney (might be suggest Ravi?) and see if you have a case. If not, maybe you’ll at least have a weird story. Either way, with Ravi you’ll get an honest assessment of your claim.

Who buys new equipment because it looks fun and THEN figures out how to use it?

Karma does.

Yes, she loves creating amazing things with chocolate that much that when she tours chocolate factories, shops, or whatever, she looks at the fun equipment and thinks, “Bet I could make something amazing and delicious with that.” That may not be an actual quote of her thoughts but she does make amazing and delicious things all the time so it must be close.

The shiny new machine she purchased last year was a panning machine. During her 10-minute presentation last week, Karma of Karma In The Kitchen explained her process while we nodded along because our mouths were full of samples she brought for well, sampling.

Basically, the panning machine is a rock tumbler for chocolate. It’s loud and rolls whatever you put in it around and around until it’s coated with whatever coating you choose.

Chocolate covered macadamia nuts? Check.

Dark chocolate covered almonds? Check.

If you’d like to purchase a big, expensive, and loud piece of equipment to make your own chocolate covered deliciousness, Karma has some great advice. “Don’t add cocoa powder with the blower on.”

OR you could just head over to Karma’s because she’s already perfected the process and you can just purchase your chocolate covered pretzel balls and eat your way to happiness.

Today, Jon Williams of J.R. Williams Photography (our 10-minute presenter this week) focused on giving us a glimpse of what goes on behind the scenes once your photoshoot is over.

Did your lipstick get smudged on the way to the shoot?

Did your fly away hairs end up awkwardly on your face during pictures?

Did you forget about the tag on your new shirt? (Actually, Jon will catch that during the photoshoot.)

But all the other stuff Jon can fix in his digital darkroom - including tweaking the coloring and sharpness and so much that makes an image ‘hang on your wall’ ready.

He also clued us in to some differences between cell phone pictures and SLR digital camera pictures. The 72 dpi (dots per inch) print resolution is no match for the larger 300 dpi that comes from digital cameras that aren’t phones (yet). But if there’s a cell phone picture you love and want to a good print of – Jon can help you out with tweaking that too.

He can capture all sorts of moments in your life and use his digital dark room skills to take his already great shots into polished pictures you’ll want to keep staring at.

Apart from the obvious reasons why that’s the best option, Rob (our 10-minute presenter this week) clued us in to the amazing technology they use to get complete and accurate measurements for everything related to the outer parts of your home. After the 10-minute walk around your home and 8 pictures they need for the measurements, they are then able to deliver a 3D rendering of your home via email that enables you to actually see what your home could look like with different siding or a myriad of other things. Magic!

As we're gearing up for Thanksgiving, and Christmas and the New Year, not many of us (probably none of us) are thinking about mold. As we shouldn't be! Unless there was a leak in the basement that went undetected for weeks, months, years? This has actually happened, folks, and Jack Kilgore of Ohio Valley Restoration has seen it all.

Jack was our ten-minute presenter this week and walked us through what he and his team do when combating mold that has gone undetected for a very long time. Let's just say, there are pages of reports with lots of scary sounding mold spore types such as aspergillus and stachybotrys and lots of money involved. Good thing they're pros and know exactly how to take care of any mold issue in homes and even work with your insurance.

So let this be a reminder to all of us to remember to check basements, take care of leaks immediately, always stay on top of inspections for rental properties and if all else fails - call Jack and let the pros take care of it.
