There’s no doubt that owning a Sectional Title property makes sense in many practical ways. Not least being the likelihood of paying less in municipal rates and other taxes.

However, there is obviously a levy to be paid by each owner, to take care of shared costs that will include lighting the common areas and maintenance of the exterior of the buildings. Sometimes, in older buildings, owners might have to pay a special levy when large-scale work has to be done. But it will be a divided cost.

Some people argue that buying a freehold property means that you have autonomy when it comes to decisions on maintenance, improvements and lifestyle and that under sectional title you have other owners to consider. However you do have the advantage of sharing a measure of the responsibility.

The downside of freehold could also be that the home you can afford may not be in the area you most want to live. But a more affordable sectional title home could allow you to live in the area you prefer.
