Please help support our cause! We are not against churches however we are against them being placed on privately owned roads, one of which is an allocated equestrian trail. These commercial businesses belong on County and State roads. They will not have to pay any maintenance or impact fees which will costs those in that Unit higher taxes for road upkeep.
Say NO Church on Tangerine
The property in question located at 12985 Tangerine Blvd has requested a zoning variance to allow 67 parking spaced on a residential lot of 2 acres (actual property space) with an expansion of an existing 2 1/2 K square feet house for 5000 ft.² house of worship with the pastoral residence.
The surrounding residents are in opposition to this zoning change as we live in an agricultural/residential (Ag/Res) neighborhood, which this property is also currently zoned.
Each of us owns the property to the middle of the street, providing easement for ITID and County. These are privately owned roads along both cross streets and are paid for by the residents of our Unit. The Church will be tax exempt and will not require to pay any maintenance or impact fees that their parishioner’s usage and damages will obviously create with the additional traffic.
This is a quiet residential community, but also an equestrian community. 130th Ave N is part of the current Equestrian Trails approved by ITID.
The applicant has already marked up many trees on the 2 1/2 acre property, approximately 99% will be completely removed to accommodate their request.
There is an existing church in the area on the corner of Orange Boulevard and 130th which is barely 2 blocks down from this application which is a much larger area on a main /busy County Road
Allowing for 67 parking spaces on this property will drastically increase the traffic for all the residents in the area, and, as you know, ultimately lower the property values in the area due to the lesser desired environment being next to a church.
Tangerine Blvd has been affiliated with a tragic accident of our neighbor’s daughter and this is not a single instance. Other fatalities have occurred at almost all intersections of this stretch of road.
The neighborhood has filed multiple applications to County to lower the speed limit, install speed bumps to allow this community to remain calm and accommodate the equestrian nature of the neighborhood, but, it has always been ignored by County on all requests.
Adding to a possible environmental hazard caused by quite large attendance of 250 + (67 parking x 4 persons) utilizing the current residential septic system (no plans have been provided to show the septic will be upgraded for the increased capacity) We are all on septic tanks and well water - water contamination is quite possible with this increased occupancy.
The zoning hearing has been planned for July 6th, 2023 at 9 am

We are counting on all our neighbors to understand the above concerns and support us in opposition to this zoning change. We are not against having churches in our community, however placing them on privately owned and taxes paid for these roads is not a suitable place for a church. They belong on County or State main roads so as not to incur additional damages to ITID maintained roads.
